How to Become an Accredited Real Estate Salesperson


I have been planning and wanting to register as an Accredited Real Estate Salesperson since last 2019 as the RA 9646, known as the RESA Law, aims to professionalize the real estate practices in the Philippines.


I have gathered all my requirements but my CPD Certificate 2019 was valid until PRC announced non-acceptance of it for the time being. So I waited for another seminar in 2020 which happened in February courtesy of REBAP Metro Tagaytay. I completed the requirements since October and now I’m finally here in PRC Sampaloc, Manila.

Getting a Real Estate Salesperson accreditation isn’t easy so I’m sharing this today to help those who aspire to secure their legal requirements in becoming an Accredited Real Estate Salesperson.

First things first, if you want to become an Accredited Real Estate Salesperson, you have to attend a CPD Seminar for Real Estate Salespersons Entry Level. It’s a quick three days webinar that will equip you with relevant details while you start becoming a Real Estate Salesperson. REBAP Metro Tagaytay hosts this kind of seminar every once in a while. You just have to follow their page REBAP Metro Tagaytay and wait for their announcements of the next CPD seminar schedule. I think they’re planning to have it early 2021 so keep yourself updated with their page. (I have inserted the link below for the upcoming Real Estate CPD Webinar which will happen on February 17, 18, and 20, 2021).

Next, you have to have at least 72 units in College. Secure your Transcript of Records as proof for this. Photocopy the pages and this will be notarized in PRC along with your application form.

I’ll list down all the documents you need to carry with you at the PRC Main Office.




REQUIREMENTS FOR REAL ESTATE SALESPERSON ACCREDITATION (NEW APPLICATION)


1. NSO or PSA Original and Photocopy Birth Certificate

2. NSO or PSA Original and Photocopy Marriage Certificate, if married (for women)

3. Proof of Completion of at least 72 units in College, Original and Photocopy

4. Certificate of CPD Seminar for New Entry Level (as of now it’s 8 units of CPD that they’re accepting but they announced 15 units required for next year)

5. Valid NBI Clearance

6. Photocopy of your Broker’s IDs with three signatures

7. Photocopy of Cedula (Community Certificate Tax)

8. Application Form which is downloadable at this link: ■Accreditation of Real Estate Salesperson

9. 2 Passport Size Photos with Name Tag (Surname, First Name, Middle Name)

STEP BY STEP GUIDE IN PRC APPLICATION FOR REAL ESTATE SALESPERSON ACCREDITATION

I left my home in Tagaytay at 5:30am and arrived here at 7am. I photocopied some of my documents in the store located at the front of PRC building.


By 7:15 I am queued at about no. 20 or something.


The office opens at 8am. I suggest you bring your small snacks so you can eat while you wait. I had biscuits on the way here and I’m hoping I won’t get hungry til I’m done here. Or better if I’d finish this earlier so I can get my other tasks done.

By the way, please wear decent clothes, face mask and face shield to be able to enter the office.

They started letting us in by 8:09am.


You’d be given a health declaration form that you’ll fill up and submit upon entry. That’s for contact tracing purposes.

I asked the guard where to go for the new application for salesperson and they said second floor.

I first bought Documentary stamps which is available at the first floor in front of Window 16. 50 pesos for the two stamps and they’ll stick it to your application form.

Head on to the second floor annex building that says NCR APPLICATION SECTION on the door. Let the PRC staff assess your requirements. She will then advise you to pay for the fees downstairs.

Fill out the Registration Record Card and glue your passport size photo (1) for the application form and (1) for the registration record card.

Proceed to the Cashier at Window 33 in the first floor (left side upon entry) and pay the exact amount of 450 pesos. Barya lang po sa umaga

Once paid, proceed to the 3rd floor at the Commission Secretariat for notary of your Application Form, Transcript of Records, and Certificate of CPD units. Just give your stapled documents, they actually know what to do. Pay 150 for notarial fee.

Once done, head back to the annex building second floor NCR APPLICATION SECTION and submit the documents. The staff will give you the claim stub and receipt when it’s complete.

And you’re done! You just have to wait within 6 months for the registration number that will be assigned to you and you could call them at the phone number they’ve written for confirmation or check their website for further announcements when you will be able to get your ID and number. Accreditation is valid for one year and is renewable once you get your CPD Units for Renewal.

That’s it! Pretty short time actually as I came early. Finished at about 9:00AM and that was only 50 minutes time.

I highly commend the guards of PRC. They just know everything that you’re looking for and really helped me a lot in getting to where I’m supposed to go. Kudos to the whole team! And also the PRC staffs who may not smile a lot but they surely do their job promptly. I had a smooth experience overall and I’m so glad I got my application done in no time.



DHSUD REGISTRATION FOR SELLING SUBDIVISION AND CONDOMINIUM PROPERTIES

Being a Real Estate Salesperson doesn’t end here. There’s still another government office to apply for accreditation in order to be able to sell subdivision and condominium properties and that is the Department of Human Settlements and Urban Development (formerly known as HLURB).


For CALABARZON Region, the office for DHSUD is in Calamba City. You can process this early morning in less than an hour.


What you’ll need:


1. Photocopy of your PRC – issued Certificate of Registration and PRC – issued Professional Identification Card (Originals will be presented upon filing for verification), or in the absence of such, photocopies of PRC – issued Claim Stub and Official Receipt.

2. Filled-Out Application Forms

3. Two (2) recent 2×2 ID photos.

4. Letter of Engagement / Employment signed by DHSUD registered Dealer or Broker (Form available in the link provided)

5. Photocopy of Bond or Security (Payable in the DHSUD office)

6. Photocopy of Official Receipt

7. TIN


Due to health protocols, you do not have to enter inside the office. There are liaison officers to assist you while you wait outside. Just ask the guard for details and they really know what to do.


You'll be given two Official Receipts after completing the transaction. One is for the Cash Bond amounting to PHP 1,000.00 (lifetime cash bond) and the other is Registration for the year 2021 amounting to PHP 288.00. Renewal of the upcoming year will be accepted every November of the year. IDs and Certificate of Registration will be issued after some time.




City or Municipal Professional Registration

After securing PRC and DHSUD accreditation Official Receipts, you may now register yourself as a Professional Real Estate Salesperson by going to the Treasury Office of your respective City or Municipal Hall and paying for Professional Tax Receipt. Mine costs PHP 220.00 and it varies for every area.



Note that this guide only applies to new application. For concerns about renewal of application and special cases including former DTI salespersons, please head on to their official website at prc.gov.ph to know the exact answers to your queries.


One more thing, being a Real Estate Salesperson, you have to be supervised by a licensed Real Estate Broker who also registered himself in PRC, DHSUD, and City Offices. Every Broker can accommodate 20 Salespersons and my advise, be with someone who will support you and really teach and encourage you to excel on your career. I’m blessed to have one. I’m glad that my kuya drove for me that day as I haven’t slept for about three nights due to work and breastfeeding challenges I am facing right now.
